Buyer Representatives work ONLY FOR YOU and will

save the Purchaser money, time, and seek to advise the Purchaser as to the various matters relating to THIS property:


1. Negotiate and aid the purchaser to arrive at a favorable contract terms for the buyer by;

2. Help the Purchaser understand their real estate needs, what they wish to purchase, and what they can afford or wish their home payment to equal..

Locate suitable properties that meet the Purchaser's desire; that are available, short sales, regular sale, REO homes, or those in foreclosure

3. Suggest possible home and property inspectors, and contractors. To locate programs and subsidizes in available loan programs that may fit the Purchaser and the home.


4. Provide information on possible properties for the Purchaser including plats, surveys, aerial views, topography maps, county tax assessment information, and comparable homes sold in the area to establish a proposed price.


5. Verify property taxes, special district taxes, and utilities.

6. Advise clients on structuring an offer, the possible time frames involved, and possible mechanisms to secure the home of your choice.

7. Present the offer to the sellers’ representative and follow the process as determined by the seller's current loan.

8. Explain the legal "process," the documents needed for closing, and prepare all necessary contract forms.
 

9. Assist in securing financing either via a lender the purchaser may already have arranged or suggest possible lenders.
 

10. Assist the buyers and their attorney in clarifying title, zoning, building codes, and access easements.
 

11. Refer the Purchaser to qualified vendors as needed.
 

12. Analyze the future salability of the property.
